I teamed up, recently, with a Pam Golding, Howick estate agent to produce some top quality marketing materials for a property he has listed. We spent a few hours shooting various aspects of the property - interior, exterior and surrounding gardens. Our goal was to create a virtual tour (as well as a booklet) of the property that would pique the interest of potential buyers and get them to schedule a viewing.
To start, we spent some time doing a walk-around to find the aspects of the home that we wanted to highlight. This is an important step because it allows you to put together a shot list so you know exactly what you're going to shoot. It also gives you a chance to plan how the virtual tour will flow and, because you have a shot list, decreases your chances of wasting valuable time shooting stuff that you won't use. For other tips on real estate photography check this previous blog post of mine. Once this was done, shooting could begin.
Each shot was carefully composed, finding the best angles to show off each piece of the house, in the best way possible. We also included some aerial shots, giving the viewer a perspective they ordinarily wouldn't be able to see. The images then went through a few hours of processing and retouching to give us the final hi-res photographs. These are used in the virtual tour and in the booklet. In addition, I also created a set of the same images with the Pam Golding logo and agent details on them, as seen above, and resized them for optimal display on Facebook.
With all the shooting, processing and retouching done and with the finished photos in hand, video editing and design work started. This is where the finished product all comes together.
A hi-res version of the video is created plus a mobile version that can be saved to the agents cell phone, allowing him to send it to potential buyers at the drop of a hat. It also means he has the video with him at all times and can show the property to a potential buyer any time, any place - handy for those random encounters. The booklet is A5 size with one image to each page and in full colour (obviously). The hi-res photos, the Facebook (logo) versions of the photos and the video are all saved to a USB.
Now we have a quality, multi-media product that can be viewed and shared physically or via website, social media, whatsapp and email. A product that "speaks" to people using professional photos, video, text and music. A product that puts our agent ahead of the competition.
Don't forget to share this blog post and if you, too, would like images and/or a video produced for your business give me a call or drop me an email.
